There are various reasons you might be looking at selling a property. Perhaps you’re trading up or down, moving location; you could be the Executor of a Will or an investor. You just need to understand a few simple steps along the way.

Market Appraisal

The first step of selling a property is to research the market and get professional advice. We recommend inviting at least three or four estate agents to your home to give you a valuation and sales proposal on how they would handle the sale.  Choose the agent that you feel will have your best interest at heart and that you feel most comfortable with – not necessarily the one who gave you the highest valuation.

Getting Ready

You will need to get your property ready for sale - make sure it is clutter free and clean.  Your selected agent will help with all the preparations for sale including organising a BER cert, photography, preparing brochures and marketing material. You’ll need to appoint a solicitor too and gather all the relevant paperwork needed.  Your solicitor will advise what is needed such as Title Deeds, property tax receipts, certificates of compliance for any extensions and so forth.

Sales Process

Again, your selected estate agent will manage this process on your behalf. It involves everything from the viewings to negotiations right through to when you accept an offer and closing the sale.

Not only do they need to be able to correctly value the house before it goes to market but they need to have the right negotiation skills to achieve that price for you.
